Press Release - July 17, 2024

Even as home sales fall, land sales are on the rise because there's still a chance to own a home: Industrial housing

According to TURKSTAT data, housing sales decreased by 17.5 percent in 2023 compared to the previous year and amounted to 1 million 225 thousand 926. It is getting more and more difficult to own a house. On the other hand, statistics show that in the first 10 months of 2023, land, field and commercial real estate sales reached an all-time high January-October period figure of 1 million 426 thousand 146 units. This means that alternative ways to own a house are becoming widespread in Turkey. Interest in industrial housing production, which is a sustainable and earthquake-resistant construction method that stands out for solving the housing problem all over the world, is also increasing in Turkey. Industrial housing production gives people who come together with a cooperative approach the chance to own a house at an affordable price.

According to a report by the World Resources Institute, 1.6 billion people will be without sustainable and affordable shelter in 2025. In Turkey, which is located in an earthquake zone, the need for safe housing is an even more pressing problem. With the expiration of the 25 percent rent increase limit on July 1, the problems related to the need for housing have been discussed more. Especially in big cities like Istanbul, this problem is even more acute. While rental fees are increasing, it is becoming increasingly difficult to own a house. Data from the Turkish Statistical Institute (TurkStat) also proves this. Accordingly, housing sales decreased by 17.5 percent in 2023 compared to the previous year and amounted to 1 million 225 thousand 926. In May 2024, it decreased by 2.4 percent compared to the same month of the previous year and became 110 thousand 588. The province with the highest number of house sales was Istanbul with 18 thousand 814, followed by Ankara with 9 thousand 861 and Antalya with 6 thousand 306. The least sales were realized in Bayburt with 37, Ardahan with 46 and Hakkari with 60.
On the other hand, statistics show that in the first 10 months of 2023, land, field and commercial real estate sales reached an all-time high of 1 million 426 thousand 146 units in the January-October period. While the share of non-residential real estate in total sales reached 58.9 percent for the first time, this rate broke a record in October and became 62.2 percent. Despite the decline in housing, the rise in other types of real estate means that different alternatives for home ownership are becoming widespread in Turkey. Industrial housing, which is an earthquake-resistant and sustainable construction method that stands out in the world in this regard, provides an alternative to owning a house in Turkey.
On the other hand, as the need for systems that enable people to solve their own needs on their own and with the power that comes from coming together grows every day, many needs today are met through the sharing economy model. In the field of housing, methods that resemble new generation cooperatives, where people come together to buy land and own a house at an affordable price through industrial housing production, are attracting attention.
"From Factory to Ring" turnkey home package
Homera, Turkey's first industrial housing brand, offers an alternative to the traditional method of home ownership in Turkey and Europe at a time when home ownership is becoming impossible. Earthquake-resistant, highly energy-efficient and environmentally friendly, Homera buildings offer customers the chance to own a turnkey house in different sizes and designs, customizable, single or multi-storey, where they want. With its "From Factory to Ring" approach, Homera provides a ready-made housing package that plans and solves every detail from the steel structural system to the architectural design and electrical-mechanical project to the interior architecture. Especially when people come together and build 10-20 modular steel houses at the same time on the land they buy, industrial efficiency enables them to own a house at an affordable cost and in a short time.
Industrial housing can solve the housing problem
Homera is one of the locomotive brands of Consera, the pioneer of building production in a factory environment, which aims to popularize building systems suitable for sustainability while building safe buildings, especially in our country, which is located in an earthquake zone. Melih Şimşek, Founder of Consera, emphasizes that shelter, which Maslow ranks first in the Hierarchy of Needs, is still one of the most important basic problems for people:
"According to TurkStat 2021 Building and Housing Qualifications Survey, the number of homeowners is 15 million 384 thousand 812 and the number of tenants is 6 million 991 thousand 720. In Turkey, 500-600 thousand houses are produced annually, but there is actually a need for 700-800 thousand. Of course, this does not include the vital need for urban transformation, which will ensure that existing buildings are made safe. The housing problem, rent and disputes between landlords are increasing day by day. The industrial housing production method, where there are no surprise costs, is seen as an important step to solve the housing problem all over the world. Using the power of people coming together, buying land at its real cost and building 30-50 houses, taking advantage of the industrial efficiency that comes from producing a lot of one thing, this method makes it possible to own a house at a very affordable cost. We have been continuing our production and awareness-raising activities on structural and modular steel structures for years in order to find a solution to the housing crisis, to achieve earthquake-resistant structures and to spread sustainable construction in our country. Homera has a showroom in the Netherlands and its structures have already been installed in Belgium, Austria and the Dominican Republic. Offering a new generation housing methodology, Homera contributes to the Turkish economy and exports with its projects. However, our main goal is to inform and develop the society and the sector about earthquake-safe steel structures and sustainable construction."

Homera houses, whose projects comply with sustainable design and engineering criteria, are produced with industrial steel structure system in Akkon Steel Factory, which has 11 thousand square meters of closed and 20 thousand square meters of open production area. Homera modular buildings do not only offer housing solutions. Different types of structures such as Club Marco Polo in Antalya, Kairos Hotel in Kaş and Tumba Sisli Vadi Hotel in Kartepe can also be built. It also attracts the interest of land owners and investors as it provides a quick return on investments by being built and realized in a short time.
